Most new investors think they can do everything themselves, but that's a recipe for disaster. You need 5 core team members on your squad to succeed. First is a deal finder, which will most likely be a real estate agent for your first few deals but could also be a wholesaler if you start buying off market deals. Next, you need a good property manager who takes care of your property, finds tenants, collects rents, and handles any issues. 💰 Then there's your lender who helps fund your deals. A good relationship with your lender gets you lower fees and potentially lower interest rates. Fourth is a great insurance agent. Every property you own should be insured, and a great agent will help you find the best policies at the lowest prices. 🔧 Finally, you want an awesome contractor on your team. You might not need one for your first few deals, but if you want to make massive gains, you'll likely start buying really messed up homes. A great contractor will restore these ugly homes at a good price with fast turnaround. 1. Government Work (Unlimited If You Get This) First thing: search “Procurement Act 2023”. Once you understand it, everything clicks. Small companies can bid now. Not just the big firms anymore. The government is one of the best clients you can have. They always need work. They always pay. Where to find the jobs: US: - sam.gov UK: - contractsfinder.service.gov.uk - find-tender.service.gov.uk - local council websites (every council has one) There are unlimited portals worldwide. Just search “public tenders + your country”. Start small. Repairs. Maintenance. Boring stuff. Win just 2–3 small public jobs/month. 2k–5k profit per job. That’s 4k–15k/month. Calm money. 2. Stop Chasing Landlords This is where most people waste time. 1 landlord = 1 property. Instead: Go for property managers. 1 property manager = 100, 200, sometimes 400 properties. One meeting. One agreement. Jobs every week. Even just 2 small jobs/day. 50 profit per job. 2 jobs/day = 100/day 30 days = 3k/month Now do that with 3–4 property managers. That’s 9k–12k/month from “small” jobs. 3. Middleman The Jobs You Don’t Want You don’t need to do every job yourself. You take the call. You price the job. You pass it to subbies. Example: Job sold for 30k. Subbie does it for 22k. You keep 8k. Do that twice a month. That’s 16k/month. You’re not scamming. You’re organising work. 4. Emergency Jobs = Panic Pricing Same job. Different timing. Normal repair = cheap. Emergency = panic. Leaks. No power. Floods at night. 5 emergency jobs/month. 1k–2k profit each. That’s 5k–10k/month just for answering the phone. 5. Maintenance Contracts (Quiet Winner) This is the boring one that prints money. Offices. Blocks. Warehouses. Retainer: 1k–3k/month per client. 10 clients = 10k–30k/month. Same buildings. Same problems. No chasing. If this makes sense to you, you’ll probably like what I share. The seller finances the rest over 30 years so your monthly payment stays low. There’s a 3-year balloon — after 3 years you refinance with a DSCR loan and take out 75% of the property’s value. That’s more than what you owe the seller, so you pay them off completely. Step 3: Use AffordableHousing.com to place a Section 8 tenant. The government pays your rent for you. Every month. On time. And they pay 20% MORE than normal rent. Step 4: Hire a property manager on Thumbtack.com. They handle everything. You do nothing. One deal = $800/month in cash flow. You take that $800 and save it. In a few months you have $5K again. You buy another one. Now you’re making $1,600/month. You buy another one. $2,400/month. You keep repeating until you hit $10,000 a month in passive income. But somehow they had time to angle grind 24 bolts out of the concrete. They could have just asked to remove it so they could park their caravan. I would have said yes. Instead, they chose the harder and more expensive option. Now we’re going to QCAT.
