As they always say: No one wants to buy at the bottom! Right now, Los Angeles income property is being overlooked. Buyer demand has thinned, financing is tighter, and many investors have stepped to the sidelines. That combination has created pricing that simply did not exist a few years ago, especially in the 2 to 4 unit space and small multifamily. When prices soften while rents stay strong, the math changes. Entry points improve. Cash flow pencils more cleanly. Long term upside starts to make sense again. That disconnect is where opportunity lives. You also do not need to be the landlord in the day to day sense. Ownership and management are two different roles. Professional property management exists for a reason and removes much of the operational friction people worry about. Opportunity markets reward patience, preparation, and the willingness to move when others hesitate.
