“Can you tell me if the winning offer came in around 5–7% over asking?”
Most listing agents won’t give exact numbers, but they’ll usually confirm if it hit a certain range. That alone tells you if you’re in the ballpark… or not even close.
Next, ask:
“Is the seller already leaning toward an offer, or is there still an opportunity for us?”
This lets you know if it’s basically wrapped up—or still competitive.
Then dig into what really matters:
“Other than price, what’s most important to the seller right now?”
Because in multiple-offer situations, it’s not always about who pays the most.
Sometimes sellers care more about:
• A leaseback after closing
• A quick or flexible closing date
• Limited inspections and option period
• Flexible move-out timing
Here’s where most agents get it wrong:
They panic… and immediately throw more money at it.
The best agents slow down and gather intel first.
I’ve seen buyers win with lower offers simply because they solved the seller’s real problem.
The goal isn’t to be the highest offer… it’s to be the right one.
