People aren’t really asking about interest rates or inventory levels. What they are actually asking is if they are going to look back in six months and feel like they overpaid because they didn’t wait for a specific headline to change. Here is the perspective that comes from watching these cycles for years. The “perfect” time to buy usually feels like the scariest time to buy. By the time the news tells you the market is safe and the bottom is in, the competition has already returned and the leverage you have right now is gone. In 2026 we aren’t seeing a market that is crashing or soaring. We are seeing a market that is finally becoming balanced. That means you actually have time to do an inspection, you have room to negotiate, and you aren’t being forced into a decision in forty eight hours. If you find a home that fits your life for the next seven to ten years, the mistake isn’t buying it today. #The mistake is staying in a holding pattern and letting your life wait on a pivot that might not happen until the prices are already higher. You aren’t behind and you aren’t making a mistake. You’re just navigating a noisier environment than we’ve ever seen.
