Does the end-of-lease fear of losing some of your rental bond feel familiar? A recent report by Anika Legal which drew from bonds disputes in Victoria found 82 per cent of the cases it worked on resulted in the rental provider receiving less than the amount they had originally claimed, and 39 per cent receiving nothing at all. It found many claims were inflated or baseless, but some property managers refute it’s almost impossible to make inflated bonds claims as so much evidence is required. Portable bond schemes are slated to be introduced in Victoria, NSW, and Queensland which will aim to make the bond transfer simpler when you switch rentals, but Anika Legal has called for fines to be introduced for rental providers if they repeatedly make baseless claims.

The Malaysian Institute of Estate Agents urged members of the public to always exercise caution when dealing with realty agents, conceding that existing safeguards and regulations cannot fully protect them from fraud. Tan Kian Aun, the group president, said the case of a plot to defraud the Puthucheary family involved an accredited property agent, Thevan Ragavan of Thevan Realty, who could have duped an unsuspecting client with his credentials. Complaints of cheating involving property agents are not unusual, but Tan said the MIEA only rarely encountered cases as elaborate and severe as the one involving Thevandran. Thevandran’s was a case that entailed a legitimate agent exploiting his position to cheat a client by drafting up a fraudulent contract, which the MIEA president suggested could only be prevented only if the client vetted the document thoroughly. “We do get what we call contractual complaints, but they’re usually about things like disputes about practices... in cases like (Thevandran’s) I think it’s important for clients to do due diligence,” he said in a brief interview with the Malay Mail. Thevandran is not a member of the MIEA, the largest interest group representing the property agents, but is an accredited member of the Board of Valuers, Appraisers, Estate Agents & Property Managers (LPPEH), the statutory body that regulates the sector. Malay Mail could not reach the LPPEH for comment.

Finally learning that not every property you buy is meant to be held forever. Over the last 6 years, I’ve bought and sold around 100 units. I currently hold 40 - we’re selling 60% this year and the rest over the next 1-2 years. Here’s why: 1️⃣ I can redeploy the equity into higher ROI opportunities We measured “return on equity” across the portfolio. After renovating properties, we’re sitting on equity that could be working harder elsewhere. Some other properties were bought in bad locations and need to be cut out. I’d rather take that capital and put it toward our hotel projects or private lending opportunities that have higher or more passive returns. 2️⃣ Brain space matters more than I thought Managing 40+ doors across different states is mentally exhausting. Even with property managers, there’s always something. Rentals aren’t truly passive, and I was spending hours handling issues, making decisions on turning units, and dealing with the mental load of keeping track of everything. I’m in a season of wanting to clear up brain space and simplify! 3️⃣ I want to own fewer things, better I used to want to accumulate as many properties as possible. Now I want to own fewer things that I’m genuinely excited about. Quality over quantity in this next season of life. — Rentals will always be an incredible wealth-building strategy, and I’m not done buying real estate. But my focus has shifted to hotels. When your strategy changes, you have to be willing to let go. Knowing when to sell is just as important as knowing when to buy! I’m excited for this next season! 🌿
