Buyer behaviour shifts to long term hold.
Markets where owner occ demand is sky high.
Investors in and out of
markets that are soley driven by them will suffer the most.
Here’s another risk no one is talking about.
Rentvesting.
Rentvesting is great for a season in your 20s or early 30s
The strategy works because investors buy growth assets while renting where they want to live.
if policy settings push investors to hold longer and new investors enter the market less, rental supply tightens.
Less rental supply, rents rise, by a truck load.
Rentvestors get squeezed from both sides:• rising rents• higher tax on investment gains
Meanwhile, someone who owns their PPOR (principal place of residence) can still sell it tax-free. If they time markets well it’s a game changer.
CGT changes meant to level the playing field could actually widen the gap between people who already own property and those still trying to get into the market.

Proposed changes as per media reports:
Changes to the CGT discount could be considered as part of the federal budget in May 2026. Potential to completely remove or reduce the CGT discount to 25%.
