JOExactly how I would go back to making $35,000 every single month.

I post free content so you can grow into a big enough investor to either sell me rental properties or work with my marketing company.
Here’s the exact play:
1. Go to Propstream.com (not affiliated).
2. Search your city. (Click absentee owner)
3. Call the sellers. Propstream gives you all of this info
4. Get the property under a purchase & sale agreement. Be transparent and tell the seller you work with a network of buyers and plan to assign the deal. You’ll be surprised how little pushback you get. (Yes, you can wholesale ethically without lying.)
5. Learn how to make offers (I post videos showing exactly how).
6. Call realtors with listings near the property. Look for renovated homes with no furniture there’s a high chance it was flipped by an investor.
7. Assign your contractual interest in the deal to that investor.
The math:
Seller contract: $250,000
Assignment to investor: $292,000
Realtor fee for bringing buyer: $7,000
Seller gets $250K. You keep the spread: $35,000.
Most people overcomplicate this, but it’s really this simple.
