This is the stage where: 🔧 All new plumbing gets run ⚡ All electrics are rewired 🚰 Sinks & toilets get repositioned 📺 TV + internet points are set 🧱 Stud walls go up 🏠 Rooms get reshaped 📦 Storage gets created Ceilings down. By the time you hit the final 10% — the styling, the finishes, the details buyers actually see — you’ve been managing trades for weeks. You’ve fixed hundreds of problems no one will ever know about. You’re cooked. And that’s exactly when the deal is won or lost. Because buyers don’t see the structural work. They don’t see the plumbing or the framing or the 47 things that nearly broke you.
