Before buying anything else, check this: Designer layout rule • At minimum the front legs of your sofa and chairs should sit on the rug • Seating should face each other, not just the TV • Furniture should be close enough for conversation (about 6–8 feet) When the layout works, the room suddenly feels intentional — without buying another thing. Chairs too far apart to actually talk. A bed positioned where the room fights it. Good layouts fix three things instantly: • where the eye lands • how people move through the room • how the room makes you feel Once the layout is right, everything else becomes easier. We are back with Part 2 of Design Basics! When you are designing a room, you need to look at the floorplan of the space to really get a sense of where the furniture needs to go. Each space in your home has a flow and you need to figure out where the pathways are in a space before you can figure out where to place the furniture. You’ll need to locate Doorways Entrances Windows Electrical baseboard heaters or radiators After that, you’ll start with the big furniture pieces that you know for sure you’ll need For a living room, that would be a sofa For a bedroom, a bed For a dining room, a table For an office, a desk I know this seems obvious but finding a spot to put the sofa might be the hardest part in a living room. And if you are watching TV in this room, you’ll need to know where that relates to the sofa. I’m sharing with you how to create your home into your sanctuary and going over design basics with you. This is Part 3 I’m showing you my floorplan of my living that I got from my realtor so that you can do the same - you don’t need any fancy CAD program. You need to figure out where the pathways are, like I mentioned in my previous video. Place the big furniture first - for the living room, it would be the couch/sofa. Then my little marble coffee table and the cabinet ACROSS from the couch with a TV above it (I know I said above...greenscreen recording was so difficult for me, I wasn’t about to redo it lol) Then I added my two armchairs and the large vintage green rug. The armchair that is by the window and fireplace gets moved over closer to the sofa when I have company over but for the day-to-day, it works to keep it near the window to fill that space and also keep the pathways clear. Working with floorplans is so important especially when dealing with an awkward space. Did you find this video helpful? Most people push their furniture against the walls because they think it will make the room feel bigger. It usually does the opposite. When everything sits around the perimeter, the center of the room feels empty and the seating area never quite connects. Designers usually pull the main pieces inward to create a conversation area. A simple rule to try: • Keep seating about 6–8 feet apart • Let the rug anchor the seating • Pull at least one chair or the sofa off the wall Even one small shift can completely change the room. SAVE this for the next time you rearrange your living room.

When the first two parts of this series reached 3.3 million people, part 3 felt necessary… 15 years of interior design experience, and these are 7 furniture & styling rules & measurements I use in every home. 1. Coffee Tables Keep 16–18” between sofa and table. Height should be the same as your sofa seat or 1–2” lower. 2. Rugs At minimum, the front legs of your furniture sit on the rug. Ideally all legs sit on the rug for a more intentional look. And yes — a rug pad is non-negotiable. 3. Artwork Height Hang artwork 57–60” AFF with the center landing around eye level. Most people hang art wayyy too high. Please don’t. 🙏 4. Console Tables A console behind a sofa should be within 2–4” of the sofa height and never taller than the back. 5. Kitchen & Dining Lighting Pendants and chandeliers should hang 30–36” above the counter or tabletop, depending on fixture scale. 6. Dining Room Spacing Allow a minimum of 30–36” from table to walls or furniture. Rugs should extend 30–36” beyond the table so chairs stay on the rug when pulled out as well. 7. Styling Shelves & Built-ins Work in odd groupings (3 or 5), layer large pieces behind smaller ones, leave 20–30% negative space, and mix materials (natural, organic, personal). ✨ These are the small rules that make a home feel balanced, layered, and intentionally designed.
