What if I told you Calgary rents are quietly rolling over, and most condo owners have not fully felt the impact yet 👀 Calgary is adding a massive amount of new rental supply through office to residential conversions and large purpose built rental buildings. These projects are designed for long term renters and they compete directly with investor owned condos. Newer buildings, better amenities, professional management, and competitive pricing are changing the entire rental landscape. For condo investors who bought expecting steady rent growth, this shift creates real pressure. When rents flatten or fall while mortgage payments remain high, break even quickly turns into negative cash flow. Older condos are especially vulnerable as renters compare them to brand new rental towers coming to market. There are still pockets of strength, particularly larger family sized units, but the one bedroom and studio market is where most of the new supply is landing. That is where competition will be the most intense over the next few years. Some investors are choosing to sell early, while others are preparing for a longer holding period with tighter margins. Either way, Calgary’s rental market is clearly shifting, and the old assumptions no longer apply. Attn LANDLORDS: 2024 Change You Need to Know About 👩‍💼👨‍💼 Since 2009, there has been no interest on the security deposits that landlords hold for tenants in Alberta. In 2024, that is changing! Starting this year, landlords must pay 1.6% interest on the deposit when they return it the tenant. How is this interest amount determined? According to legislation, the formula takes the interest rate that ATB Financial is charging for a cashable one-year Guaranteed Investment Certificate (GIC) on November 1 of the previous year and subtracts 3% points. On November 1, 2023, ATB was paying 4.6% on a cashable GIC so the rental deposit interest rate is calculated at 1.6%. What should landlords do? Security deposits should always be in a different chequing account. This year, take those deposits and invest them into a cashable GIC! Let the money grow, then when a tenant leaves you will have accumulated interest on their deposit and can return the full amount required. Give us a call if you have any questions!
