Looking at recent days-on-market data, a few patterns stand out to me: • Some communities saw so few sales that meaningful data wasn’t even available — places like Gates Mills, where limited inventory naturally slows activity. 
• High-demand west side suburbs like Rocky River and Bay Village continued to move quickly, even late in the year. 
• Homes in luxury-priced pockets, including areas like Richfield, tended to take longer as buyers became more selective. 
• And a few suburbs that typically perform steadily — Avon Lake, Cleveland Heights, and Fairview Park — lagged behind their usual pace. What this reinforces is something I see every year:
there is no single “Cleveland market.” Timing, pricing, location, and strategy matter — especially in slower seasons or shifting conditions. And the difference between a smooth, timely sale and a stalled listing often comes down to preparation, positioning, and guidance. Real estate moves quickly when the strategy fits the moment.
