When a seller says they’re selling on their own to save money, don’t argue. Align with them. Say something like, “So what I hear you saying is you just want to walk away with as much money as possible, right?” Once they agree, you’ve reframed the call. Now it’s not you versus them, it’s you with them. From there, help them see that if you can net them the same or more, it doesn’t matter how they sell, only that they get what they want. They don’t see value in hiring a real estate professional, and honestly, they usually don’t see value in any profession—because they’ve got it all figured out.​ They often have outdated homes - the roof has 17 layers of shingles and should have been replaced in the ‘90s. The sewer line has shifted, with cracks and root intrusion. The electrical panel is a 100-amp box struggling to power their old appliances. And let’s not even get started on sliding foundations, unpermitted work, and long-forgotten code violations. They have zero understanding of contracts, disclosures, or legal requirements.​ The only thing they “know” is what Zillow and Redfin tell them their home is worth—which, by the way, is usually wrong. ✔️Deferred maintenance? Check. ✔️Overpriced expectations? Always. ✔️No idea what they’re doing? Absolutely. If my buyer is serious about a FSBO home, I end up doing both sides of the deal, educating a seller who doesn’t even want to pay me. ​Their heads are so far up their own assumptions that they don’t even know which way is up. And that attitude? That makes negotiating or reasoning with them nearly impossible.​ Hard pass. The Facts Don’t Lie: ▪️FSBO homes sell for nearly 30% less than agent-listed homes.
