Every seller says the same thing. "Let's just list it high and see what happens. We can always come down." I've heard it probably 200 times in 10 years. And I can tell you exactly what happens, because I've watched it play out the same way every single time. Week 1. You hit the MLS at $50K over market. Buyer agents look at the price, check the comps, and don't even bother scheduling a showing. The few who do come through are shopping above their actual budget and comparing your place to homes that are genuinely worth more. You lose that comparison every time. Week 3. No offers. You're not ready to drop yet, but the algorithm already buried your listing because newer inventory pushed it down. Week 6. You finally reduce by $25K. And now every buyer who sees it is thinking "what's wrong with this house?" The price drop becomes a red flag instead of an opportunity. People start asking what the inspection found. Week 10. You drop again. Now you're at what you should have listed at on day one, except your listing has 60+ days on market, 2 price reductions in the history, and zero urgency from buyers who can tell you're getting antsy. That $50K experiment just cost you roughly $30K in final sale price plus 3 months of extra mortgage payments, taxes, and stress you didn't need. Pricing right on day one isn't playing it safe.
