If your loan officer doesn’t go through this with you before running your credit then they’re doing it all wrong. This gives us a good way to have an estimate to see if you can even qualify for what you think you are looking for. Just a little trick you can try out. For this particular example here are the numbers we used: $700k Home 🏡 $175,000 Salary FHA Loan 6.5% Interest Rate 7.5% APR Over Estimated Principal & Interest = $4,900 Mortgage Insurance = $300 Estimated Taxes = $1,250 Estimated Insurance = $150 Total Monthly Payment = $6,600/month This is a rough estimate and interest rates are subject to change. Please speak to a mortgage professional about your situation to see how much you can qualify for or afford. “What your bank hopes you don’t figure out…” 👀 Making extra payments on your mortgage DOES change everything—but not in the oversimplified way you see online. Here’s the truth👇 Every extra dollar you put toward principal reduces the interest you’ll pay for the life of the loan. That means: ✔️ Less interest ✔️ Shorter loan term ✔️ More equity, faster But it’s not a perfect “1 payment = 7 years saved” formula. The real strategy is this: 👉 The earlier you make extra payments, the more powerful they are 👉 Even 1 extra payment a year can shave off YEARS 👉 Small, consistent principal payments > waiting for a big one And most important: ⚠️ Always make sure it’s applied to principal only This is how you stop playing the bank’s game… and start building wealth on your terms. Save this for later + send it to someone who just bought a house 👇 — Elise Sessions Harrison Wade Real Estate #fortworthrealestate #dfwrealtor #homebuyingtips #realestatetips #mortgagetips wealthbuilding fortworthtx dfwrealestate firsttimehomebuyer realestateexpert

Most people don’t realize this… but HOW you take title on your home matters—A LOT. If you’re buying with a spouse or partner, don’t just focus on getting the keys… focus on how you’re protected after you get them. For example, holding title as Joint Tenants with Right of Survivorship means if something happens to one person, the home automatically transfers to the other—no probate, no delays, no added stress during an already emotional time. Sounds like a small detail, right? It’s not. It’s the difference between your loved ones being taken care of… or dealing with unnecessary complications. This is exactly why I don’t just help my clients BUY homes— I help them understand how to PROTECT what they’re building. If you’re thinking about buying with someone, let’s talk through your options and make sure everything is set up the right way from day one. Because real estate isn’t just about the purchase… it’s about the long game. ✨ DM me “HOME” and let’s get you set up smart. #NJRealtor #HomeBuyingTips #RealEstateEducation #SmartHomeBuyers #WealthBuilding

🏡 You will be allowed to transfer property from your FHSAs to your RRSPs or RRIFs without any immediate tax consequences, as long as it is a direct transfer. An amount that is transferred directly from your FHSAs to your RRSPs or RRIFs will not impact your unused RRSP deduction room or your unused FHSA participation room. If you do not do a direct transfer, the amount you withdraw from your FHSAs would be a taxable withdrawal and would be treated as a new RRSP contribution. And if you are looking to buy your 1st home, Want want to know how much home you can actually afford, ✅ Comment “Home” To plan for your home purchase with clarity and confidence. #homebuying #homebuyingtips #rrsp #fhsa

Most buyers think the hard part is over once they get the keys. It’s not. The first 30 days after closing is where smart homeowners protect their investment and avoid expensive surprises. Here’s why these matter: • Tax exemptions can lower your property taxes every single year. • Bi-weekly payments can shave years off your loan and save serious interest. • Insurance rates creep up — shop it annually. • New locks = immediate security. • Your inspection report becomes your maintenance roadmap. • Fresh smoke & CO detectors protect your family. • Clean HVAC filters protect your system and your wallet. • Knowing your shut-offs before an emergency can save thousands in damage. Buying the house is step one. Protecting it is step two. And most people skip step two. 💬 Comment BLUEPRINT and we’ll send you our step-by-step Homebuyer Blueprint so you know exactly what to do before and after closing. #VernonSellsTexas #SanAntonioHomes #TexasRealtor #HomeBuyingTips #HouseHuntingTexas reelestate fyp fypage reelsoftheday viralreel Vernon Cloud Sr. Real Estate Agent, eXp Realty, LLC 📲 210-630-5230 📧 bowtievern@gmail.com 🌐 www.vernoncloud.exprealty.com

You can buy a home with just 1% down… and most people have no idea this exists 👇 DM me BUY if you're playing by a house and want to know how much is your buying power There are programs where you bring 1%, and a forgivable grant covers the rest — meaning no repayment required. 💡 Example: $400K home = ~$4,000 out of pocket This is how buyers are getting into homes without draining their savings and starting to build equity sooner. Who it’s for: • Primary residence • Around 680+ credit • Income limits may apply • Not always limited to first-time buyers ⚠️ Funds are limited and not available everywhere. DM me BUY if you're playing by a house and want to know how much is your buying power #realestate #mortgage #firsttimehomebuyer #homebuying #homebuyingtips

Just moved into a new house? Here’s what actually matters in the first few weeks — from someone who’s seen a lot of moves go right… and wrong. Everyone wants to start decorating immediately. I get it. But before you hang art and order new furniture, handle the stuff that makes the house feel secure and functional. Week 1: Deep clean while it’s empty This is your only chance to clean the house with nothing in it. Take advantage of that. Get the carpets done. Clean the windows. Wipe out cabinets and drawers. If you want to have air ducts cleaned, now’s the time. It’s so much easier before your life is unpacked everywhere. And it makes the place feel like it’s actually yours. Week 2: Handle security Rekey the locks. Reset the garage code. Change smart lock access. Even if the seller handed over every key, you have no idea who made copies over the years. Test smoke and carbon monoxide detectors. Check exterior lights. Just knock out the simple stuff that gives you peace of mind. Week 3: Learn your house Run the AC. Turn on the heater. Figure out how the thermostat works. Find the main water shut-off. Locate the breaker panel. Run the irrigation. Check under sinks for leaks. You don’t want to be figuring these things out during an emergency. While you’re at it, take photos and quick videos of every room and major appliance. Save them in a cloud folder. If you ever need to file an insurance claim, you’ll be glad you did. Week 4: Take care of the boring admin Update your address with the DMV, banks, insurance, subscriptions — all of it. Set up autopay where it makes sense. Add storage where it actually helps day-to-day life. Then slow down. Live in the space before making big cosmetic changes. Paint colors, layouts, and projects look different once you’ve actually settled in. Moving in isn’t about doing everything at once. It’s about doing the important things first — and letting the rest happen naturally. 💾 Save this for later. Know someone buying right now? Send this to them. ✅ • • #homebuyer #homebuyingtips #trustedadvisor
