Most buyers have no idea what happens in the next 5️⃣ days. And missing any one of these steps can cost you your deposit, your financing, or your deal.
Here is exactly what is happening the moment your offer is accepted:
Day 0-1: The deposit. You have 24 hours to provide it. The clock started the moment they said yes.
Days 1-5: Financing condition. Your paperwork goes to your mortgage broker immediately. You typically have 3 to 5 business days to confirm approval.
Days 1-2: Home inspection condition. We book the inspector the same day. You usually only have 2 business days. There is no time to wait.
Status certificate: For condo buyers only. The seller has 10 days to provide it. Your lawyer has 2 business days to review it once received.
By the end of the conditional period: You sign a Waiver or Notice of Fulfillment for every single condition. All must be signed and delivered before the deadline. Once complete, your deal is firm and closing prep begins.
