Today I had the opportunity to attend HOA and POA Day at the Georgia State Capitol, and the conversations were necessary. As a lobbyist, it is my job to understand the bills being discussed and to listen to concerns on both sides. I heard from HOA and board members. I heard from homeowners. I heard from people who have been directly impacted. And what stood out is that accountability is not a partisan issue. Many HOA board members agreed that there should be oversight and regulation. They just do not want good actors penalized because of bad ones. That is understandable. Responsible board members should not be punished for doing the right thing. At the same time, there absolutely must be stronger oversight of HOAs, POAs, and COAs across Georgia. Homeowners should not be dealing with harassment. They should not be bullied. There should not be mismanagement of funds. Management companies should not refuse to provide bank statements and financial records that are required by law and written into the bylaws. Transparency is not optional. And let’s be clear about another issue that came up repeatedly. Fees should not be increased without meaningful input from the homeowners. These are the people paying the assessments. They deserve notice, transparency, and a voice before increases are imposed. Georgia legislators are working to address financial mismanagement, lack of transparency, and unchecked authority. This is about protecting families and protecting property rights. Now that this issue has reached both sides of the aisle, it has become a major statewide concern. We are likely to see changes in the 2026 legislative session. Oversight is not about attacking HOAs. It is about balance. It is about fairness. It is about ensuring that communities are run with integrity and that homeowners are respected. Stay informed. Stay engaged. This conversation is moving forward.

Limit rent hikes after property sales • Rent increases above 5% could be deemed unfair when a building is newly purchased.  • Exceptions apply for major renovations. Tenants say they’re losing homes due to sudden rent spikes and unfair evictions.
