After my last video, a lot of people in the comments were saying things like: “I would never hire a Realtor who did that.” “We don’t even need real estate agents anymore.” “Just use AI and an attorney.” That got my attention. So I called a Dallas-based real estate attorney I’ve worked with before here in Texas and asked her directly how that would actually work if a buyer wanted to skip the real estate agent and hire an attorney instead. She explained her process starts with a free consultation, then a signed representation agreement, and from there she bills at $200 per hour. So I asked her a simple question: If I’m a buyer and want you to help me buy a property and physically show me the house, how would that work? Her answer was straightforward: She would need to get access to the property, meet me there, and her clock would start when she left her house. If it took her 30 minutes to drive there, that’s already $100. Then we do the showing for 30 minutes to an hour. Then she drives home, and the clock doesn’t stop until she gets back. That means one showing alone could cost hundreds of dollars. When I told her that sounded expensive, she gave the perfect response: “What did you think I became an attorney for?” Touché. The point of this video is not that attorneys aren’t valuable. They absolutely are. The point is that many people talk about replacing real estate agents without actually understanding the economics, logistics, and reality of what that replacement would cost. Your inspection period in Arizona is one of the most powerful tools you have as a buyer. But how you use it matters, and it starts before you ever submit a single piece of paperwork. Get the inspections done. All of them. General home inspection, roof, HVAC, foundation, pool, sewer scope — whatever applies to the property. I know it feels like a lot of money out of pocket upfront, but skipping inspections to save a few hundred dollars is how you end up spending thousands after closing when something surprises you. Once you have the inspection reports in hand, that’s when the BINSR comes in — the Buyer’s Inspection Notice and Seller’s Response. And this is where you have to be crystal clear about what you want. Are you asking for repairs to be made? Say that. Are you asking for a seller credit so you can handle the repairs yourself? Say that too. Here’s what a lot of buyers don’t realize: if you and your agent leave it vague, the seller has discretion over what gets fixed and how. The Arizona Association of Realtors has clarified that sellers cannot be forced to investigate items during the due diligence response. That was your job. And if they do, you are putting the repairs or recommendations in the hands of their selected contractor. So if you list a concern without specifying exactly what you want, you may end up at closing with nothing resolved. Protect yourself on the front end. Pay for the inspections. Disapprove the items.
