Mortgages are built so the early years are mostly interest… That’s why the balance barely moves at first. But when you add even small extra payments to principal, you start changing the loan math. Two things matter: 1. Principal only. If you don’t specify it, lenders may apply it as “paid ahead” instead of reducing the loan balance. 2. Consistency. Small, regular principal payments reduce the balance which lowers the future interest calculation. That’s how loans shorten over time. Put Your Home in a Living Trust A living trust lets you keep control of your home while you’re alive — but once you pass, it goes directly to your beneficiary (like your child) without probate. ⚖️ 2. Step-Up in Basis: What That Means Normally, if your kid sells the home you gave them while you’re still alive, they owe capital gains tax on the increase in value since YOU bought it. BUT—if they inherit the home through a trust after you pass, the “cost basis” steps up to the home’s value at the time of your death. Agents, if you want to protect your time and set expectations on every listing, use the 10 10 0 rule. 🎯🏡 Here is the strategy If we do not get 10 showings in the first 10 days, we have to reevaluate the price. If we get 10 showings but 0 offers, we have to have a price adjustment conversation. Why it works It takes emotion out of the listing and replaces it with market feedback. Showings tell you if the price is pulling buyers in. Offers tell you if the price is converting interest into action. If you are not getting either, the market is telling you something. 📉 And this is where most agents get burned The seller says, I do not need to sell. I am only selling if I get 650. If not, I will just stay. Cool, but your job is to be honest about the value and the plan. Is 650 realistic or is the market closer to 500. If the seller will not adjust based on feedback, you are not taking a listing, you are taking a gamble. The 10 10 0 rule makes it simple We list with a plan. We watch the data. We adjust based on the market, not feelings. If they are not willing to follow the plan, that is a red flag. Fresh paint in a single area usually means they’re covering something…water damage, hole repairs, mold, stains. If a seller is trying to get top dollar, a full home paint job is normal. Not just one room. 🚩 2: Rugs in weird places A rug in the living room is normal. A rug in the middle of the kitchen or randomly placed in a hallway? That’s could be covering damaged flooring, stains, or cracks in tile. Move it. Seriously. You’re allowed to look. 🚩 3: Candles & air fresheners everywhere One candle on the counter is staging. Plug-ins in every outlet is a cover-up. They’re masking pet odor, mildew, cigarette smoke, or something worse. If it smells like a Bath & Body Works exploded, start asking questions. 🚩 4: Strategically placed furniture That extra couch weirdly placed in the living room. The dresser blocking half a wall in the bedroom. Sellers don’t rearrange furniture for fun, they’re hiding wall damage, cracks, or patch jobs they don’t want you to see. 🚩 5: The AC unit isn’t running during the showing In Florida, if the AC isn’t on during a showing, sellers are probably hiding something. A broken compressor, refrigerant leak, or failed unit costs $5K-$15K to replace. In this climate, a broken AC isn’t just uncomfortable… it’s a dealbreaker! 🚩 6: Utilities “Not working right now” The pool pump was “turned off.” The appliances are “being serviced.” If it doesn’t work during the showing, assume it doesn’t work until proven otherwise. Make sure your inspector checks these items and confirms they are working properly. THE REALITY: None of this means the house is bad or the seller is dishonest. But it does mean you need an agent who knows what to look for and isn’t afraid to ask uncomfortable questions on your behalf.
