It was local. It felt right. That isn’t strategy. Before you invest, you need to be clear on what you’re actually building. Are you focused on cash flow? Long term capital growth? Replacing your income? Building something investors can step into? There are plenty of routes in property. Buy to let. HMOs. Conversions. Rent to rent. Airbnb. Commercial. None of them are wrong. But mixing them without a clear direction creates a messy portfolio and inconsistent results. For me, it has always been about building a strong base first. Stable, income producing assets that support everything else. If you do not know your strategy, you will drift. And drifting in property costs money. This is tip one of five.
