BU300 Apartments Proposed Just 330m From New Anzac Station
@timeplaceprop has lodged plans for a 22-storey apartment tower at 60 to 70 Park Street in South Melbourne, as the inner-city pocket continues to see renewed development activity. The $125 million proposal would redevelop a 2,050 square-metre site currently occupied by low-rise office buildings.
The scheme will deliver 297 apartments across a mix of studio, one-, two-, and three-bedroom layouts, alongside 128 square metres of retail space and 108 square metres of coworking space at ground level. The building will also include 86 car spaces, contributing to a total gross floor area of 27,325 square metres.
Located just 70 metres from Kingsway Intersection and about 330 metres from the future Anzac Station, the site sits within an area undergoing planning change, with new height controls and increased density shaping the Park Street and St Kilda Road corridor. The proposal is seeking to exceed the current 60-metre height limit, reflecting growing confidence in the precinct.
The project has been designed to respond to surrounding mid-rise buildings while contributing to the area’s shift toward higher-density living. With many nearby sites still underdeveloped, further consolidation is expected as developers look to take advantage of improved transport connectivity.
