Because clutter isn’t always “messy.” Sometimes it’s just… too much life in one place. And buyers don’t see your memories — they see smaller rooms, darker spaces, and a lot of mental math. So here are 8 things people swear they “need”… …but are actually working against them when selling: 1- The mail pile It’s not “important papers.” It’s a silent reminder that the house has nowhere to put stuff. 2- The chair that’s a clothing rack If no one sits in it, it’s not furniture. It’s a lifestyle choice. 3-The water bottle army Pick your top two. The rest can retire honourably to a cabinet. 4-The bathroom product graveyard Half-used sprays, soaps, potions. Buyers don’t think “organized” — they think “no storage.” 5- The countertop appliance parade Air fryer. Blender. Toaster. Coffee things. BUT if you are buying a condo in the $750-900k range because you think that is the best or only place to start in the market then think again; you should be looking at houses instead. There is so much you can buy right now for under $1M in Toronto. Not because of major problems… But because of avoidable choices. 🚫 Here’s what I would NEVER put in a bathroom, especially before listing a home: 🚫 Wallpaper, especially floral, textured, or heavy accent styles. Buyers instantly start thinking how hard it will be to remove. It can also make the space feel smaller and dated. 🚫 Carpet in the bathroom. Yes… it still exists 😬 Nothing signals deferred maintenance faster. 🚫 Dark paint with no natural light. A small bathroom with dark walls looks like a cave in photos and buyers scroll right past it. 🚫 Oversized vanity in a small space. Cramped walkways feel like a layout issue and buyers mentally subtract value. 🚫 Pedestal sink with no storage. Pretty? Yes. Practical? Not for most buyers, especially families. 🚫 Outdated builder grade light fixtures. A simple upgrade can completely change the space and buyers notice when it’s skipped. 🚫 Heavy window treatments. Bathrooms should feel clean, bright, and open. Blocking natural light does the opposite.
