SELLING WON’T MAKE YOU RICH! Here’s why you should never sell property… We’ve all heard of Rich Dad, Poor Dad. But have you heard of: Rich Investor vs Poor Investor? The poor investor buys a property for £100,000. The market rises. They sell for £200,000. On the £100,000 gain, they pay 18% Capital Gains Tax = £18,000. They walk away with £182k in the bank. No asset. No rent. No future growth. Now look at the rich investor. They also buy at £100,000. The property rises to £200,000. But instead of selling, they refinance at 75%. That’s £150,000 into their bank. No CGT. Because it’s a loan, not income. Yes, the poor investor walks away with £32,000 more upfront. But here’s where wealth is built. The rich investor keeps the asset. They collect £1,000 per month in rent. By year 5: £60,000 cumulative rent Property value = £231,855 By year 10: £120,000 cumulative rent Property value = £268,783 That’s compounding. Capital growth + rental income + retained leverage.
