TEEvery smart Realtor should clarify these 4 things before you’re at the closing table:
1️⃣ Is the title commitment fully reviewed and cleared?
Are all Schedule C items addressed? Any surprise liens, judgments, unpaid taxes, or HOA issues still lingering? If it’s not cleared early, it becomes your fire drill later.
2️⃣ Are we fully in sync with the lender?
Has the lender delivered final figures? Are there any funding conditions still outstanding? Clear communication between title and lender is what keeps your deal from stalling at the finish line.
3️⃣ Are the numbers locked and verified?
Have prorations, commissions, HOA dues, and tax estimates been double-checked? Small errors create big last-minute stress.
4️⃣ What could still delay closing, realistically?
A strong title partner won’t just say “we’re good.” They’ll tell you proactively if there’s a risk: missing signatures, pending payoffs, wiring instructions, or ID verification issues.
