Land cost ₹127 Crores ÷ 76,230 sq ft = ₹16,667 per sq ft (just to recover land cost!) 📊 Step 3 – The Builder’s Loading Trick Builders sell on super built-up area, not carpet area. A 40% loading means: ₹16,667 × 1.40 = ₹23,334 per sq ft …and that’s before construction costs, approvals, marketing & profit are even added! 😳 🔑 The takeaway? By the time a builder covers land + construction + margins, the final price you pay is built on layers of calculation not thin air.
