THCompass did one thing. And now every portal and brokerage in real estate is in a full panic sprint to copy it.
Monday, Compass announced their pre-market partnership with Redfin. Tuesday, Zillow launched Zillow Preview. Wednesday, eXp announced their own pre-market deals with Realtor.com, Homes.com, and ComeHome.com.
Three announcements. All of them wrapped in language about seller transparency and consumer access.
Let me translate.
These are the same platforms that spent two years calling Compass’s private listing strategy anti-consumer. And the moment Compass bought Anywhere and cut a deal with Redfin, every single one of them started copy-pasting the strategy as fast as possible and calling it innovation.
It would be funny if agents weren’t the ones paying for it.
This is not about sellers. This is a lead generation land grab dressed in consumer-friendly language. Your listing goes on their platform. A buyer clicks. The portal captures that buyer. Then sells them back to an agent as a paid lead.
Your listing. Their lead. Your money to buy it back.
The product was never the home. The product is you.
Compass figured out how to own the ecosystem. Zillow and eXp are now racing to build theirs. All of them need agents to stay dependent and keep supplying the inventory that makes their platform valuable.
