Dallas is so overrated… or is it? If you only read the headlines, you miss the real story. Because the Dallas I know looks like: • Sundays choosing between the Cowboys, the Stars, or the Rangers. Take your pick. • @broadwaydallas at the Music Hall at Fair Park, concerts @aacenter , black tie galas and world class venues any night of the week. • Shopping afternoons @northparkcenter and @hp_village that rival anywhere in the country. • Story time @interabangbooks on a Saturday morning. • Learning mahjong with friends, kids running between houses, neighbors who actually know each other. • Homes in Preston Hollow, University Park, and Lakewood with tree lined streets and room to grow. • Easy access to DFW and @dallaslovefield and @flyjsx when business or Aspen calls. We have every major professional sports team. We have culture. We have opportunity. And we have the small town moments that quietly keep a community tight. Once you experience life in Dallas, you understand exactly why so many people are moving here and staying. Thinking about making a move? Comment MOVING and I’ll send you my Moving to Dallas guide. Maybe this is your sign 😉 If you’ve been quietly considering a move to Dallas, here’s what life could actually look like… • Morning coffee runs @sugarandsagebakerydallas and lunch @thehudsonhouse • Tennis @bannerhousedallas while the kids make lifelong friends • Fresh arrangements from @parkcitiespetals waiting on your kitchen island • Shopping afternoons @northparkcenter • Dinner @beverleysdallas or @themercurydallas when you want something timeless • Date night views and cocktails @thesaintdallas or @themexicandallas in the Design District • Friday night lights and a city that truly shows up for its community Dallas offers something rare. You can build a serious career in finance, tech, healthcare, or energy and still have a deeply rooted family life. It feels big when you want opportunity and small when you want connection. Families are putting down roots in University Park, Preston Hollow, Bluffview, and Greenway Parks not just for the homes, but for the lifestyle. The schools. The community. The way neighbors actually know each other. If you’re relocating, exploring, or simply curious what moving here would really look like, I created a Moving to Dallas Guide that walks you through neighborhoods, schools, and what daily life truly feels like. Downtown Dallas is getting another boost. According to CultureMap Dallas, Cafe Olivia is opening its second Dallas-area location at 2200 Ross Avenue inside the newly renovated Dallas Arts Tower on February 17. The Addison coffee shop, known for elevated lattes and a healthy breakfast and lunch menu, will serve downtown office workers Monday through Friday from 7 a.m. to 6 p.m., with grab-and-go options and private events in the evenings. Founder Adrian Verdin shared his long-term belief in the future of Downtown Dallas, even after recent corporate relocation headlines. My take as a Dallas Realtor? This is exactly what urban core revitalization looks like. New restaurant openings, continued investment, and confidence in Downtown Dallas real estate signal long-term growth, not decline. Send this video to someone you know who works in Downtown Dallas or loves trying new Dallas restaurants. Send this to your friend who needs to move to Dallas, Texas asap. There’s a reason people keep choosing Dallas. It’s not just the real estate. It’s grabbing coffee at Wayward @waywardcoffeeco in Oak Cliff, running into someone you know at Maman Bakery, and ending up at dinner at Honor Bar without overthinking it. Life in Dallas just feels easy. You’ve got White Rock Lake on a random weekday, small businesses that know your order, and neighborhoods like Lakewood and Highland Park that each have their own personality. From Uptown to Melshire Estates, it all connects in a way that works. The homes are great, yes. But it’s the lifestyle around them that makes people stay. Thinking about moving to Dallas or buying or selling your home here? Comment GUIDE and I’ll send you my local guide. Signed, Monica Vallina. There are unspoken rules in Dallas... And breaking them is a fast track to being " that person from out of state" So here are my tips 👇 🚫 Don’t move in August if you’re not emotionally prepared. 😅 🚫 Don't say "tex-mex" isn't Mexican food. 🚫Don’t pick a house before understanding the property taxes. 🚫Don’t assume every suburb is “basically Dallas.” They all feel very different 🚫Don’t underestimate commute time — 20 miles here is not 20 minutes 🚫 Don't underestimate Friday night football. 🚫 Don’t say you live in Dallas if you live 45 minutes away. 🚫 Don't assume $600k means mansion. 🚫Don't call our beloved Whataburger overrated 🍔 Getting to know the local way of life before you arrive makes the transition smoother — and a lot more fun. 👉 Comment “GUIDE” and I’ll send you my Guide to Dallas' most popular neighborhoods and suburbs with school + local information and population, median age, median home price, median income and so much more about Dallas

Once you get used to Dallas, Texas… good luck. Nothing else will compare. Things that Dallas has absolutely ruined for me because nothing else will ever be as great: 01. Coffee from Merit in Lakewood, Dallas has absolutely ruined me. Nothing else compares. 02. Weekend walks along any of the trails around in East Dallas. Every other stroll feels like a downgrade. 03. Fantastic restaurants. It just comes automatic to make a reservation 04. What “close to downtown” actually means in Dallas versus other places. 05. Running errands in Knox where everything is five minutes away. 06. Homes with character in Highland Park. My standards are permanently altered. 07. Access to The Katy Trail in Uptown or Knox Park. I expect it everywhere now. If you live in Dallas or nearby you probably get it. If you’re thinking about moving to Dallas, relocating from New York, or comparing neighborhoods based on lifestyle and daily routines, I’m happy to help. and it’s not even a close call. It’s the kind of place where Lakewood mornings turn into Highland Park afternoons, and somehow you always end up walking a little farther than planned, usually past Knox Park. Here’s why Dallas takes the title: + Accessibility that actually makes you want to drive looking at home inspiration + Coffee from LDU that turns into a full personality + Neighborhoods like Devonshire, Lochwood, and Forest Hills that all feel completely different + The way Klyde Warren somehow works in every season + That “I’ll just do one more loop” feeling around Park Cities + And the fact that locals all have very strong opinions about new opening restaurants If you really want to lean into it, grab a book from Bird’s Bookstore @birdsbookstore , a coffee from LDU, and sit on a bench in Centennial Park pretending you’re in your own TV show in Dallas. Winter in Dallas doesn’t rush — it softens. And February through March is when the city really shines. 1. Golden-hour walks & open-air moments Crisp mornings at White Rock Lake, slow afternoons at Klyde Warren Park, the kind of weather that invites coffee in hand and nowhere else to be. This is Dallas at its most breathable. ☀️🌿 2. Arts, culture & evenings that linger Broadway shows, symphonies, galleries, and dinners that turn into long conversations. Cool nights mean dressing up, showing up, and letting the city feel a little more elegant. 🎭🍷 3. Patio season, quietly returning Not summer-loud. Not winter-closed. Just right. Rooftops, wine bars, neighborhood favorites — when the doors open and Dallas remembers why outdoor living is part of the lifestyle. 🌇✨ February and March remind you: Dallas isn’t just a place you live — it’s a rhythm you settle into. #DallasLifestyle #DallasTexas #WinterInDallas #SpringInDallas #DallasLiving
