In most cases, we prefer adding the air and thermal barrier directly against the subfloor rather than encapsulating the entire crawlspace. Don’t get me wrong, it can be done right. But it must be done near perfect. When a crawlspace is encapsulated, the humidity must be closely managed since you’ve created a cave. Secondly, the air will likely mix between the home and the crawlspace. This means that the plastic on the soil must be done perfectly and the conditions in the crawlspace have to be absolutely clean. Otherwise, you can get things entering your home from the crawlspace, like radon, pesticides from soil, bacteria from soil, mold from old water damage and previous humidity issues (if the crawlspace encapsulation was a retrofit) and much more. If you are trying to figure out how to manage issues from the crawlspace affecting your air quality, creating the air and thermal barrier directly against the subfloor is usually better plan. This stops the air from entering the home, therefore stopping the pathway of any air pollutant to your breathing space. So if the crawlspace has mold or radon, it doesn’t matter since you aren’t breathing it. I should note that the downside to this strategy is that if you happen to have ductwork in the crawlspace, it is still outside of a conditioned space, so it must be installed very well and air tight. The photo shown at the end of the video is one method of sealing the subfloor in a crawlspace. Instead of trying to seal all the walls of the crawlspace and making it unvented, and then hoping that the soil is perfectly covered and airtight.. then adding a dehumidifier, etc…. You can make the subfloor air tight and insulated to stop condensation on the subfloor and stop air exchange from the home and the crawlspace. #buildingscience
