Then, renting out to traveling nurses, business professionals, & families charging a nightly rate. You can expect to make 2-4x the monthly rent in profit. Like many of you, I never thought listing someone else’s property was legal. But I looked into the laws and regulations in my area and to my surprise, it was as legal as it could be. The key here is that you as the COMPANY rent from the landlord, and then your company sublets the property to the short-term rental guests. So I took the leap and acquired my first 2 small apartments. I furnished each of them for about $7k and listed them on Airbnb. In the first month, I made $2,000 in profit after I paid all expenses. I realized I could replicate the exact same process as many times as I wanted. Only 12 months later I had a portfolio of 100 properties that generated $75k/month in profit. Today I have over 550 short-term rentals in my portfolio and I don’t own the majority of them. All thanks to the rent-to-rent strategy. What a time to get into real estate. Here’s how investors buy rental properties without income “on paper” 🤯🏡 A debt service coverage ratio loan (DSCR) allows you to use the projected rental income to qualify as income for the mortgage without you having to show any of your personal income to qualify for the loan. In most cases as long as the rental income is equal to or more than the total monthly housing expense including the mortgage payment you’re income qualified. There are minimum credit score requirements and the majority of DSCR loans do require some level of homeownership experience. This design is way different than my other unit in this building. It will take approximately 2 weeks to design and furnish the whole apartment. 💰We spend around $17.000 for the complete setup. I rented what was supposed to be my 38th apartment to sublease and list on Airbnb. It turned out that after I paid the security deposit and agent’s fee, I never received the keys, and the agent kept delaying and coming up with excuses. I managed to find the owner’s contact information, and it turned out to be an elderly man who had no idea someone was “renting” out his apartment. The agent said he was working with a person claiming to be the owner’s representative, who scammed him, and the money is now gone—$6,500 USD. The agent promised he will pay me back personally though. (I will keep you posted if that actually happens) Whatever happened, it was my fault. I became overconfident in the amazing security & seafty in Dubai. In 37 transactions, nothing close to this had ever happened, and I was blindly following the agent’s instructions. It would have been easally prevented. In any other city, this would have happened five times by now, given how reckless I was being. I’ve learned my lesson and now know what to look out for. If you want to avoid this happening to you, check if your agent is working with a reputable agency. If that’s the case, you should be fine. If the agent is independent, like in this case, make sure you are transferring the money to the actual owner of the apartment or be very careful to who you are sending the money. Back to 37 units 🤠 Update: Looks like agent will not pay me back personally and funds are lost
