As CA Ramesh Prabhu explains — RERA registration doesn’t automatically mean the project is verified. It only means the developer has submitted documents. RERA uploads them; it doesn’t cross-check each detail. And here’s where it gets serious — in Kalyan-Dombivli, a project that looked completely approved turned out to have fake titles and bogus plans. Over 3,500 buyers lost crores before the project was declared illegal. The takeaway? RERA is a great place to start, but it’s not the finish line. Before you buy, download the documents from RERA and verify them directly with your local municipal corporation. Check if the plan approval actually exists. Because RERA registers. It doesn’t verify.
