Staging your home helps it sell faster, makes it so the buyer can visualize themselves in it more, and can even lead to you selling for more $$ The first time we posted this is got millions of views.. with comments very confused on why we wouldn’t use a full bed. Why would we? When this looks great and is WAY easier to store, move, and set up! Plus, we use these tables for more than just staging. And before you ask, no. Install luxury appliances above the neighborhood. You won’t recoup it. Instead: mid-range, energy-efficient options. 5. Remove too many walls. Buyers want flexibility. Instead: wider openings or double doors. 6. Go all-in on bold kitchen trends. They date fast. Instead: timeless cabinets in neutral finishes. 7. Use trendy flooring everywhere. Styles change quickly. You probably can’t even see it anymore. That’s the problem. Living in your home to stay and living in it when listed are two different homes. After walking through thousands of homes over the last 10 years, I can tell within 30 seconds if clutter is going to cost a seller money. And the owners almost never agree with me at first. 8 things that are clutter but people swear they need: 1. The treadmill collecting dust in the spare bedroom It’s not a gym. It’s a bedroom you just made smaller. Buyers see a room they can’t use. 2. Refrigerator art and school projects… I’m a mom. I get it. But every magnet and drawing on that fridge tells buyers “someone else lives here” Pack it. Photograph it. Save it somewhere that isn’t the kitchen. 3. That accent chair nobody sits in If you have to squeeze past it to walk through the room, it’s not an accent. It’s an obstacle. Remove it and the room instantly feels 20% bigger. 4. Family photos on every surface Buyers need to picture themselves living there. Your wedding photos and vacation pictures make that impossible. Every flat surface should be mostly clear. 5. Kitchen countertop appliances you use twice a year The bread maker. The juicer from 2021. The air fryer you forgot about. Clear the counters completely then add back one item. Maybe two. 6. Decorative pillows that take 10 minutes to arrange If making your bed requires a staging team, you have too many. Keep two to four max. 7. Collections displayed across multiple rooms Whether it’s figurines, candles, or vintage finds, collections shrink rooms visually. Box them up before photos and showings. 8. Furniture from your last house that never fit this one If you had to angle it weird to get it through the door, it doesn’t belong. Oversized furniture makes every room feel cramped. If three or more of these are in your home right now, buyers will walk in and think “this place is too small.” They won’t blame the clutter. They’ll blame the square footage. Instead: Update it with a modern tub or a tub/shower combo. ❌ Going all out on a luxury kitchen – A super high-end kitchen rarely gives the return people expect. Spending $80K just to get back half is not the move. Especially if it’s not your forever home!!!
