After looking at comparable sales in the area, the realistic resale value looked to be around £185k–£190k at a push 🫣 On the surface that might seem fine and some may think profit is profit 🧐 But once you factor in estate agent fees, selling costs and contingency, the deal would likely produce very little profit for the level of risk involved. Flipping works when there’s clear margin. In this case, the numbers were simply too tight for me some would say SELL IT ON but I’m working on bringing the best deals and if it’s not good enough for me it’s definitely not good enough for my investors . One thing I’m learning quickly in property Sometimes the smartest move is walking away from the deal. It’s ok to walk away from sloppy deals ✅
