section 8 is not always “guaranteed”. Story is… I always thought rentals were the key to passive income I bought this mixed use property back in 2019, commercial tenant downstairs, section 8 tenant upstairs, and another renting the garage. Paid $240k and had $3,000+ in rent coming in, partially ”guaranteed” by the government! Oh this is easy! I thought I was going to own the whole block I did end up buying another commercial property on the block and others in the area. But then came the constant maintence requests, fix the roof, fix the tuckpointing, my sink is leaking, the floor is lifting, and on and on. Then the section 8 inspections, with the tenant not taking care of the unit they would fail. This is called ”abatement” and section 8 stops paying! Id take money out of my pocket, fix them, And a month or two later payments would restart. This cycle would repeat every year. The property is appreciating, I’ll deal with it! Then during rona the storefront tenant started having problems. Unknown to me he started subleasing his office suites to people to live in… obviously now allowed under the lease I didn’t catch this, and one day I got the call The one you never want to get ”Hey this is the fire department, um your building is on fire” Thankfully no one was hurt But now the building was vacant, and I had to collect insurance, not the end of the world, this would have been an opportunity to make it nicer and get some new tenants. But after a few months of back and forth Your claim has been denied! Because there were homeless people living in a commercial unit, and that’s where the fire started, the insurance denied my claim. So now here I am with a burned out vacant building, still having to pay to secure it, clear it out, and the whole time keep paying the mortgage. It took this 6 figure loss for me to realize that rentals aren’t so passive, and section 8 really isn’t guaranteed! Be careful out there, it’s not as easy as they make it look on social media!
