Charge monthly rent for each unit, and keep occupancy high by offering different sizes and flexible lease terms. 📦 2️⃣ Royalties from Tenant Insurance – Offer insurance for tenants’ belongings and earn a commission on every policy. This adds up fast and provides an extra layer of protection for both you and your renters. 🔒 3️⃣ Sell Locks & Boxes – Tenants need locks, boxes, and packing supplies. Selling these at your facility is a great way to increase revenue with high-profit margins. 📦💲 4️⃣ Late Fees & Auctions – Charge late fees for missed payments and, if necessary, auction off abandoned units. These fees add up and can significantly boost your bottom line. ⏳💰 5️⃣ Value-Add from Expanding – Buy a facility with extra land? A quick way to increase revenue of a self storage facility, and other rental properties, is to increase the rent. In this case, we were able to by about 20%. By analyzing the market for what competing facilities are charging for comparable units, as well as market trends, I saw the amount we should be charging. With the added security, better customer experience, and other value we added, we could price ourselves higher than the competition by a little. This facility hadn’t had rent increased in about two years and that was the first order of business to do once we added the value to justify it. With that complete, it is time to move forward with the increases in phases. All newly vacant units will automatically have our target rental rate charged but existing customers will have theirs increased to a price a little below that, with another smaller increase in about six months. This will ensure we retain more customers, though filling vacant units is super fast since there is a very large demand here. We’ve stayed pretty much 100% occupied and at one time there was over a 20% waiting list. We will be expanding significantly soon to be able to serve this demand. I recently purchased a self storage facility in Ohio and have been seeing the many benefits and differences over owning multifamily, another asset class we love investing in. I have a few other facilities I am working on closing right now and plan on focusing on self storage this year. Self storage has the lowest default rate of any major asset class, is very recession-proof and offers so many benefits, especially in this economy.
