Cash flow doesn’t flow to the best deal. It flows to the best structure. Two properties can look almost identical on paper. Same city. Similar rents. Similar purchase price. But the outcome can be completely different. Why? Because structure changes everything. Debt terms. Operational strategy. Expense control. Value creation plan. For example: Imagine two investors buy similar apartment buildings. Investor A focuses only on the purchase price. Investor B focuses on operations and structure. They improve tenant retention. Reduce operational inefficiencies. Add small value improvements to the property. A year later… The buildings may look the same from the outside. But the cash flow inside them can be dramatically different. That’s why experienced investors spend less time chasing “perfect deals”… …and more time designing better strategies around them.
