Purchasing a property and holding it as a long-term investment can provide rental income and potential appreciation in property value over time. Money is being generated while you sleep! This call also be achieved through private money lending, ask us how! 2) Active Income - Generating active income through real estate investing involves engaging in activities that require your direct involvement or management efforts. Some of the ways include but are not limited too: Fix and Flip (we do a lot of this), wholesaling or referral fees, Development, Novations, Management etc. 3) Appreciation - in real estate investing refers to the increase in the value of a property over time. This growth directly impacts your net worth over time! 4) Depreciation (we are not two experts and not giving advice; consult your CPA) - Depreciation in real estate refers to a tax deduction that allows property owners to recover the cost of an income-producing property over time. It recognizes the wear and tear, deterioration, or obsolescence of the property. Essentially, it’s a non-cash expense that reduces the taxable income of the property owner. Powerful tool to help you save money on taxes 5) Net-worth - Net worth represents the total value of an individual’s or entity’s assets minus their liabilities. In simpler terms, it’s what you own minus what you owe. Here’s the breakdown: Most people could do this twice a year and quit their job. Average deal is around $50,000 net profit. Our team has always fix and flipped homes but I’m not super passionate about talking about this revenue stream. It’s kind of boring after you’ve done hundreds like @lauramorby and I have. It’s a business that kind of runs in the background. We look at about 20-30 deals a week in order to buy 1. Why do we turn so many deals down? Well… we know what we want and stay away from certain parts of town and we also want to make $50,000 or more NET per deal. Lots of good deals we turn down are in the $30k or so range. We don’t do those anymore. 1/2 the deals I buy today come from people in our SubTo Community. The other half come from my friends like @jdamji or @realbrentdaniels Once we commit to a deal with our supplier, we get our funding through MyInvestorLoan.com and use GetCreativeTitle.com for our title work. We buy it in our Fix and Flip LLC that we setup at StartWithPrime.com and we get cranking! MyInvestorLoan.com will want me to pay for my construction costs so I go to the 🐊 Gators in our Community and get money from them. We borrowed $68,000 to get started from two Gators. 🐊 I will have my crew fix and sell the home around $850,000 and after renovations etc we will net around $50-$60,000 conservatively.
