Million-dollar research departments working in your favor for free. Use it. And don’t even get me started on schools. Buyers swear they “don’t care about school districts.” Until… I show them how top districts make your home sell faster, appreciate better, and attract dream buyers later. Suddenly they care. Suddenly they’re analyzing test scores like they’re admissions officers at Stanford. Here are a few things people still doubt—but I promise they’re true: • The couple who says they “don’t need a yard” becomes obsessed with a yard the moment they throw one barbecue. • The street with the giant holiday lights display? Some projects feel exciting… but buyers don’t always pay you back for them. Here are a few common ones I see hurt value more often than help: • Over-the-top kitchen remodels Huge price tag, but buyers rarely credit the full cost. Minor updates usually outperform full gut jobs. • Converting bedrooms into offices Buyers shop by bedroom count first. Losing one can cost more than the upgrade adds. • Sunrooms and additions that don’t count as square footage They’re expensive, but appraisals often ignore them. • Bold paint, wallpaper, or ultra-personal design choices Buyers mentally subtract the cost to undo it. • Covering hardwood with carpet One of the fastest ways to turn off buyers who are paying for “character.” The rule of thumb I give clients: Don’t out-upgrade your neighborhood, and don’t assume expensive means profitable.
