Did the FED destroy the mortgage industry as we know it in 2022? This is far worse than 2008 for loan officers and mortgage companies. In 2008 loan officers and mortgage companies had short sales and foreclosures that were being purchased by FHA buyers. That created highly profitable FHA loans Then the interest rates were reduced which allowed people that still had equity to refi, so there was actually a refi boom during this time too. Then the Big Daddy! HARP loans This allowed people that were upside down to still refi at a lower rate. This kept loan officers and mortgage companies extremely busy while realtors starved. The mortgage boom lasted from 2008 to 2022. What a party 🥳 it was for loans. But this time is much different. Many loan officers that had been doing 20 plus loans a month for over 10 years are now doing 1,2 or sometimes zero a month. Never seen before. The last 2 years with these ultra low rates has brought the loan demand forward. Millions of people that would have bought or sold or refied in 2023 2024 2025 and beyond did it in 2020,2021 and 2022 all at once. And now many of those homeowners will never sell or refi that home again due to the ultra low rate. Would you at 3% or lower? There may be a small refi market in the next 2 years for the few properties that did loans at 5.5 or higher but there will never be enough business to hire back a quarter of the people that were laid off. Many people that were not in the mortgage industry came into the industry because it was easy money💰 Record loans overwhelmed companies and loan officers so the people that normally did mortgages couldn't handle the surge Well those loans that experienced loan officers would have got in the future have now been done by people who are out of the industry and back to their original industry. We see good loan processors that have been in the business 20 years that have been laid off and cannot find a job anywhere. You know what that means?
