Agents, if you want to protect your time and set expectations on every listing, use the 10 10 0 rule. 🎯🏡 Here is the strategy If we do not get 10 showings in the first 10 days, we have to reevaluate the price. If we get 10 showings but 0 offers, we have to have a price adjustment conversation. Why it works It takes emotion out of the listing and replaces it with market feedback. Showings tell you if the price is pulling buyers in. Offers tell you if the price is converting interest into action. If you are not getting either, the market is telling you something. 📉 And this is where most agents get burned The seller says, I do not need to sell. I am only selling if I get 650. If not, I will just stay. Cool, but your job is to be honest about the value and the plan. Is 650 realistic or is the market closer to 500. If the seller will not adjust based on feedback, you are not taking a listing, you are taking a gamble. The 10 10 0 rule makes it simple We list with a plan. We watch the data. We adjust based on the market, not feelings. If they are not willing to follow the plan, that is a red flag. Most agents say they want more listings. But they do not do the two things it takes to actually go get them. 🎯 First reason is rejection. Listings require outreach. Calls. DMs. Conversations. Follow up. Asking for the appointment. Hearing no. Getting ignored. Getting told they already have an agent. It is easier to work whatever falls into your lap than to put yourself in a position to get rejected every day. Second reason is they are not prepared. A lot of agents do not have a real listing presentation. No structure. No clear process. No way to explain their value. So they avoid going after listings because deep down they know if they get the appointment, they might not know how to win it. Here is the truth. If you want consistent listings, you need two things.
