(Overrated doesn’t mean bad, it just means you’re paying a premium, and there may be better value elsewhere.)
🚨 OVERRATED
📍 Marda Loop
Amazing walkability and amenities, but traffic congestion, constant construction, and premium pricing mean nearby communities can offer a similar lifestyle for less.
📍 Beltline
Once one of Calgary’s most desirable areas, but today you’re often dealing with high condo fees, more rental-heavy buildings, and downtown challenges that make fringe communities more appealing for ownership.
📍 Mahogany
Beautiful lake lifestyle, no question. But you pay significantly for lake access, and there are other lake communities that can deliver similar value at a lower price point.
📍 Signal Hill
Prestigious west-side location with great schools and proximity to downtown, but much of the housing stock is aging, meaning buyers need to factor in future maintenance and renovation costs at today’s prices.
💎 UNDERRATED (areas people sleep on)
📍 Killarney
Five minutes to downtown and Marda Loop, strong infill growth, and often better value than some of the more hyped inner-city neighbours.
📍 Bowness
A true small-town feel inside the city, close to the Bow River, major parks, Market Mall, and hospitals. Tons of redevelopment happening, and the lifestyle value is often overlooked.
📍 Riverbend
Quiet, established, and family-friendly with incredible access to river pathways and parks. Not flashy, but people who move here tend to stay.
📍 Alpine Park
A newer SW community that’s still under the radar, especially for people moving to Calgary. Thoughtful planning, amenities coming, proximity to Fish Creek, Costco and strong long-term potential as the area builds out.
