If you’re thinking about buying a shore home and weighing options like Brigantine, Margate, or Avalon… here’s what you should really know before you sign the contract:
1. It’s an investment — in more ways than one. Our market is strong, and inventory is tight. But owning here means understanding the coastal reality: salt air maintenance, flood zones, and insurance. It’s a luxury market, and keeping a home pristine here takes a level of care that a mainland home doesn’t.
2. The “Season” is a real thing. From Memorial Day to Labor Day, the energy is unmatched. But that also means bumper to bumper traffic on Fridays, fighting for dinner reservations, and planning your weekends strategically. Then, come October? It gets quiet. Really quiet. Locals love the peace, but if you need constant hustle 365 days a year, the off-season might feel too slow for you.
3. Space is a luxury. Unlike the sprawling suburbs, island living often means tighter lot lines, shared driveways, and getting comfortable with your neighbors. You aren’t buying acres of land; you are buying proximity to the ocean and the bay. You trade the backyard acreage for the beach block lifestyle.
4. It’s relaxed, but refined. We have luxury homes, but we don’t do “stiff.” It’s flip-flops with a Rolex. It’s high-end dining, but you’re still smelling the salt air. If you are looking for the formality of the Hamptons or the sheer volume of Miami, you might feel out of place. We do “down-to-earth luxury” here.
So why do people still move to the South Jersey Shore? Because it offers a feeling you can’t find anywhere else.
