You’re not buying an empty apartment and hoping someone eventually rents it.
You’re buying a property that already has a tenant locked in under contract, paying every month, with zero downtime between purchase and payout. The day ownership transfers, the income transfers. No waiting. No marketing. No financial bleed. 
Here’s a real example: Shoto, Shibuya.

Today, while these services are no longer provided, the tradition persists as a way for landlords to increase profits without raising monthly rents. Properties with key money are often in higher demand. They feature premium locations, great design, and stronger materials. In popular areas like Shibuya, Meguro, and Minato, only 35.5% of properties don’t require key money. Key money typically equals one month’s rent and is paid once at the start of the lease. It is non-refundable.
