Yes, it’s expensive. Yes, you pay for the sunshine tax. ☀️ But here are 3 things you should know before moving to Encinitas. 1️⃣ You’re not just paying for a house. You’re paying for lifestyle. Living in Encinitas means year round sunshine, beach access, outdoor living, and a strong sense of community. Morning surf sessions, sunset walks at Swami’s or Moonlight Beach, and kids playing outside in February are normal here. That coastal North County San Diego lifestyle 🌊 is a big reason families are relocating to Encinitas. 2️⃣ Life moves a little slower here. People spend more time outside. Weekends revolve around the beach, local coffee shops, farmers markets, and family time. It’s one of the things my relocation clients notice almost immediately when they move to Encinitas. 3️⃣ The weather changes how you live. When you live in Encinitas, outdoor living becomes part of your routine. Morning walks along the coast, dinner outside most nights, and weekends spent at the beach year round. It’s a big shift for many families relocating from colder climates. Encinitas isn’t the cheapest place to live in North County San Diego, but for many people the lifestyle and quality of life make the investment worth it. If you’re considering relocating to Encinitas and want insight into what daily life here actually looks like, I’m always happy to help. 📍 Encinitas, California Compass | The Comiskey Group Diana Alexandru DRE# 02224416 📞(858) 465-0246 diana.alexandru@compass.com 🔗thecomiskeygroup.com

At the end of the day, this is what it’s really about. Evening beach walks. Year round sunshine. Coastal living in North County San Diego. A lifestyle that feels calmer, healthier, and more connected. So many of my out of state buyers tell me they are ready to trade long winters for something different. Encinitas offers that shift. Strong school districts, safe community oriented neighborhoods, luxury coastal homes, and sunsets like this on a random weekday. If you’re planning on relocating to Encinitas and want clarity around the process, neighborhoods, pricing, and what to expect when moving to Encinitas from out of state, I’m here to help. It’s not just the beaches. 1️⃣ It actually feels like a place you can settle into. Unlike a lot of coastal towns, Encinitas has a real sense of community. Local coffee shops, familiar faces, and neighborhoods where people stay long term. It’s one of the first things my clients notice when they’re relocating to Encinitas. 2️⃣ The lifestyle becomes your everyday. Living in Encinitas and Coastal North County San Diego means your routine naturally shifts. Morning walks by the ocean, quick surf sessions, sunset stops on your drive home. It’s not something you plan… it just becomes part of how you live. 3️⃣ It offers the balance most people are looking for. Encinitas gives you laid back coastal living with great schools, beautiful homes, and access to everything in North County San Diego. It feels relaxed without sacrificing quality of life. This is why so many families are moving to Encinitas from out of state. It’s not just a place to buy a home. It’s a place that changes how you live. Here’s the real reason people are relocating from the Northeast to Encinitas… and it’s not just the weather. Yes, the sunshine helps. But what my relocation clients notice first is how their day-to-day life actually changes once they move to Encinitas or other parts of Coastal North County San Diego. 1️⃣ Your routine becomes centered around being outside.Living in Encinitas, California means your mornings might start with a walk by the beach, coffee outside, or a quick surf before work. Being outdoors isn’t something you plan for… it just becomes part of your normal routine. 2️⃣ You stop “waiting for the weekend.”In Coastal North County San Diego, a random Tuesday night can look like dinner outside, a sunset walk, or stopping by a local spot on the way home. The lifestyle is built into everyday life. 3️⃣ Your definition of convenience changes.Instead of convenience meaning proximity to the city, it starts to mean being close to the beach, local coffee shops, walkable areas, and having everything you need within minutes along the coast. 4️⃣ It feels easier to slow down.A lot of families relocating to Encinitas tell me the biggest shift isn’t just where they live… it’s how they live. The pace feels different in a way that’s hard to explain until you experience it. Encinitas isn’t just a place people move to. For many families, it’s a completely different way of living. One of my favorite Saturday morning routines as an Encinitas local. We usually start at Java Hut, a true mom and pop coffee & breakfast spot that locals in Encinitas have been going to for years. It’s the kind of place where the line moves fast, the breakfast is yummy, the coffee is strong and you’ll see the same friendly faces every weekend. From there we walk over to Swami’s Beach, grab a bench overlooking the ocean, and watch the surfers start their morning. If you’re lucky, you might even spot dolphins swimming just beyond the break. This is the kind of everyday routine people imagine when they start thinking about moving to Encinitas. Simple moments. Ocean air. Coffee in hand. Watching the waves before the day really begins. It’s a big reason so many families are relocating to Encinitas and choosing North County San Diego coastal living. If you’re looking for coastal living without the crowded tourist-town feel, then Encinitas is for you. If you love: • Easy access to San Diego but quieter, laid-back streets • Sundays at the Leucadia Farmers Market • Coffee from Lofty Coffee before a walk through the San Diego Botanic Garden • The cutest downtown area with amazing restaurants like my favorites Temaki, Herb & Sea, and The Taco Stand • Living near the beach without the constant tourist crowds • Tree-lined streets and family neighborhoods in Encinitas Ranch and Olivenhain • Quick commutes via I-5 or Highway 56 into San Diego Then moving to Encinitas, CA might be exactly what you’re looking for. One of the biggest misconceptions about living in Encinitas is that it’s all the same. It’s not. From Leucadia to Encinitas Ranch to Olivenhain, each pocket of Encinitas attracts a completely different lifestyle. Still think San Diego is all sunshine and beaches? It is. But there’s a lot more to it than that. Before you start looking at homes, ask yourself these questions. Are you okay with a smaller home if it means living closer to the coast? Because a 3-bed in Encinitas and a 3-bed in Poway are two very different price points. You’re paying for location out here, not just square footage. Can you handle the cost of living? San Diego isn’t cheap. Groceries, gas, dining out — it all adds up. But most people who move here say the tradeoff in lifestyle makes it worth every penny. Are you fine with your kids sharing a bedroom so you can be 10 minutes from the beach? A lot of families make that trade and don’t regret it. Others want the space and pick an inland neighborhood with bigger lots and better bang for their buck. Do you actually need a big yard or would you rather have the beach as your backyard? Some of the best communities here have parks, trails, and coastline within walking distance. You might not need that half acre you thought you did. Are you ready to give up seasons? No snow. No fall foliage. No real winter. Just sunshine. Sounds perfect until you realize you kind of miss it. Most people get over that fast. San Diego is incredible. But it’s not for everyone. The families who love it most are the ones who understood the tradeoffs before they got here. They picked a neighborhood that matched their priorities and not just a house that looked good online. DM me “GUIDE” and I’ll send you my free San Diego relocation guide so you can figure out which part of the city actually fits your life before you start your search. 📍 Kyle Leibel / REALTOR® @ Compass / The Beal Group / DRE 02339434

Here's something most people don't realize about Encinitas... 🤫 It's not one city, it's FIVE distinct communities, each with its own personality, price point, and lifestyle. Let me introduce you to the main ones: 🌊 LEUCADIA (North) Used to be super rural and country-like. Still keeps that bohemian, "keep it local" surf vibe. Quirky, artistic, and proudly unique. 🏖️ CARDIFF-BY-THE-SEA (South) A classic little beach village with its own identity. Think Cardiff Reef, beautiful beaches, and that tight-knit coastal community feel. 🐎 OLIVENHAIN (East) This is the hidden gem for space lovers. Lot sizes range from half an acre to 5+ acres. It's actually considered one of San Diego County's premier equestrian communities. Yes—ranches in Encinitas! (The video mentions camping at San Onofre, that's a bit south, but makes for a fun weekend adventure from Encinitas!) So... which community sounds most like you? I want a neighborhood in San Diego where my kids go to top-rated schools, we can hit the beach on a weekday, and it still feels like a community… ⠀ If you’re trying to narrow it down, here are some areas that actually fit: ⠀ → Encinitas Surf town at heart with a walkable downtown along the 101, farmers markets, local coffee shops, and some of the best schools in North County through San Dieguito Union High. Laid back, health-conscious, and the kind of place where people actually know their neighbors. ⠀ → Carlsbad Coastal living with more room for families. The Village has real small-town charm, Carlsbad Unified schools have a 95% graduation rate, and you’re minutes from the beach. Close enough to everything but far enough to feel like your own community. ⠀ → Carmel Valley Central location with easy access to the 5 and 56. Top-rated schools like Canyon Crest Academy and Torrey Pines High. Tons of dining at One Paseo and Del Mar Highlands. One of the most popular landing spots for families relocating from out of state. ⠀ → Scripps Ranch Feels like a small town inside a big city. Eucalyptus-lined streets, hiking trails around Miramar Lake, and a tight-knit community with a 4th of July parade, community fairs, and neighbors who actually look out for each other. 7 miles from the Sorrento Valley biotech hub. ⠀ Every one of these checks the boxes. The difference comes down to your budget, commute, and what version of daily life you want. ⠀ Comment “GUIDE” and I’ll send you my free San Diego Neighborhood Guide. It breaks down each area by lifestyle, pricing, schools, and what daily life actually looks like for families. ⠀ DM me if you’re planning a move. If you’re moving to San Diego, this decision will completely shape your lifestyle. Both are incredible but they offer very different ways of living. Rancho Santa Fe • Private, estate-style living • Larger lots + more space • Golf, equestrian, and country club lifestyle • Quiet streets where kids can ride bikes • Strong sense of community in neighborhoods like Fairbanks Ranch, The Bridges, and The Covenant Encinitas • Coastal, beach-town lifestyle • Walkability to coffee shops, restaurants, and the ocean • More casual, surf-town feel • Great for families who want to be close to the beach • Areas like Cardiff, Leucadia, and Encinitas Ranch each have their own vibe I always tell my clients… It’s not about which one is better. It’s about which one fits your lifestyle and stage of life. Some families want space, privacy, and that neighborhood feel… Others want to walk to coffee after school drop-off and be 5 minutes from the beach. If you’re trying to decide between the two, comment Rancho and I’ll send you my North County neighborhood guide to help you narrow it down. — Kathy Handal Your San Diego real estate agent sharing the best homes, neighborhoods, and local living in San Diego, CA DRE 02226783 | DRE 02022092
