CHEVERYTHING. And also NOTHING 😅🤭😂 We started our short term rental journey 5 years ago not knowing one thing about this business. I know we aren’t alone in that bc more than half of the other hosts I know also started hosting during/around Covid. I remember distinctly thinking to myself, “how hard can this be?!”

All in all, I must say it’s gone fairly well. I’ve poured my heart and soul into each and every property (5 and counting), and have genuinely enjoyed getting to know my guests and fellow hosts. But here are a few things we would do differently if we were starting over today:
1️⃣ I would use ChatGPT to help me analyze potential properties to determine the best short term rental market. Chat wasn’t around in 2020, therefore we kicked it old school on our analysis. Thankfully, it worked out okay 😅
2️⃣ We would think long and hard about purchasing a property with an HOA. This is something over which we have zero control, and it seems that dues continue to increase each year without fail 💸
3️⃣ I would never underestimate the importance of LOCATION. Thankfully, we were fairly cognizant of this when we purchased our properties, but the condos we have that are within walking distance to restaurants and the slopes never have trouble renting. I’m convinced people don’t want to get in a car once they are on vacay, and I don’t blame them. People pay for convenience 💰
