This is what military members can afford based just off 2025 BAH. If you find the number super high or super low, read below.
Some predict interest rates will rise all the way up to 8% in 2025. So the price you qualify for may actually be lower in the future.
These prices are based off the following assumptions:
1. That you plan on getting a 30 year fixed rate mortgage and putting 0% down payment, and that your interest rate is 6.5%. (Rates are only expected to go up in 2025)
2. That you have BAH with dependents. (If you have BAH without dependents, your number will likely be less).
3. That you plan on using your entire BAH just for the mortgage (principal, interest, taxes, and insurance)
4. That this does not include HOA or any utilities. You would still need to pay extra for that.
5. That taxes are $2k/yr, and insurance $2k/yr.
6. That a lender can actually approve you for higher, but I JUST used the BAH. In reality, lenders can use your BAH plus 50% of your BAS. So if you find this number low, don’t freak out. It doesn’t mean you can’t buy a house.

3️⃣BIRD ISLAND Lookout
Trail length: 0.5 miles one way
Level: Easy.
What to see: Brandt’s Cormorants,Western Gulls,Black-crowned Night-Herons.
4️⃣Cypress Grove Trail
Trail length: loop of roughly 0.8 miles
Level Easy.
what to see: Thone of only two natural Monterey cypress groves in the world. Sighting of Sea otters floating in the kelp beds
5️⃣Point Lobos Loop Trail
Trail length: roughly 5 miles. It is a circuit route through the reserve combining multiple trails (coastal, forest, bluff) into one loop.
