There’s lots that can be done to make an ugly house better… But there is absolutely nothing you can do to change where it’s located. Where it sits when you buy it is where it will sit when you live in it, and when you go to sell it. If you can afford a beautiful house in a meh neighborhood, or an ugly house in the best neighborhood. Pick the ugly one. When our youngest went off to college in 2012 we downsized from a 3,500 square foot house and moved to a 600 sf apartment in Manhattan (we had always dreamed of living there).  Selling or giving away 90% of everything we owned gave us a new perspective for the next chapter of our lives. ▪️We never realized the psychological weight of our things. What is owned must also be cleaned, maintained, repaired, protected. For us, we were free to dream bigger for our empty nest (“freedom”) years.  ▪️We didn’t need as much as we thought we did to be happy. This was true of space, money, and things. Our daily quality of life is way better today than when we had a big house and nice cars in the driveway.  ▪️We’re richer (and not just in money). Less spending, maintaining, repairing means we keep more of what we earn. But we also lead a richer life in terms of experiences. Not just travel (which we do), but slowing down for “the sweetness of doing nothing.” ▪️We lost a bit of identity. For better or worse, in America your things (house, car, clothes) say something about you, how successful you are, and the “tribe” you belong to. Once we stripped those things away we had to redefine success and belonging on our own terms.  It’s been 13 years since we made that move. After a decade in New York we now live in Portugal. We moved into more space and our closets are full again. (Life is filled with many chapters.) But the hard reset of extreme downsizing forced us to think differently about what was possible in our freedom years. You hear it all the time..the minute you have more than one child in New York, everyone starts telling you it’s time to move to the suburbs. And honestly… we never thought we’d buy into that. But after having two babies in the middle of a global pandemic, we fell for the idea that “bigger” automatically meant “better.” That our kids needed a backyard. That we needed more bedrooms. That nobody should be living above us or below us. That the only way to give our kids a good life… was to escape the city. And because both of our families are in Texas mine, my husband’s, it felt like the obvious choice. More support. More space. A “fresh start.” All the things people tell you you’re supposed to want as a growing family. But here’s what we learned: We didn’t need any of it. The trade-off for more square footage was a house full of things we didn’t actually care about. More rooms we didn’t use. More space to clean. More stuff to buy just to fill the emptiness. We realized we weren’t living life… we were managing a house. And we’re not homebodies. We don’t want to be kept indoors because everything we value is outside: community, culture, energy, people, walkability. So if you’re thinking about making a move like this yourself, or you’re in the city being told it’s “time to leave,” just know you’re not alone. follow along for our journey as we downsize for a NYC apartment and leave the TX suburbs! Traffic patterns here can change everything, depending on where you choose to live. (Though it’s nothing compared to SLC) 2. Proximity to Adventure How close to the freeway to you want to be? Do you want to be closer to Zion or Snow Canyon? What type of view do you want from your home? These are little things since you’re close to it all. But little things like that matter. 3. Home Style and Neighborhood Feel Townhome? Newer master-planned community? Established neighborhood with character and mature trees? Architecture, lot sizes, community layout and amenities all shift the feel of daily life. 4. Budget and Value Long Term St George has micro markets. Understanding pricing, investment trends, HOA assessments, and resale trends helps you pick a place that supports your future plans, not just the now. Just moved into a new house? Here’s what actually matters in the first few weeks — from someone who’s seen a lot of moves go right… and wrong. Everyone wants to start decorating immediately. I get it. But before you hang art and order new furniture, handle the stuff that makes the house feel secure and functional. Week 1: Deep clean while it’s empty This is your only chance to clean the house with nothing in it. Take advantage of that. Get the carpets done. Clean the windows. Wipe out cabinets and drawers. If you want to have air ducts cleaned, now’s the time. It’s so much easier before your life is unpacked everywhere. And it makes the place feel like it’s actually yours. Week 2: Handle security Rekey the locks. Reset the garage code. Change smart lock access. Even if the seller handed over every key, you have no idea who made copies over the years. Test smoke and carbon monoxide detectors. Check exterior lights. Just knock out the simple stuff that gives you peace of mind. Week 3: Learn your house Run the AC. Turn on the heater. Figure out how the thermostat works. Find the main water shut-off. Locate the breaker panel. Run the irrigation. Check under sinks for leaks. You don’t want to be figuring these things out during an emergency. While you’re at it, take photos and quick videos of every room and major appliance. Save them in a cloud folder. If you ever need to file an insurance claim, you’ll be glad you did. Week 4: Take care of the boring admin Update your address with the DMV, banks, insurance, subscriptions — all of it. Set up autopay where it makes sense. Add storage where it actually helps day-to-day life. Then slow down. Live in the space before making big cosmetic changes. Paint colors, layouts, and projects look different once you’ve actually settled in. Moving in isn’t about doing everything at once. If you don’t do this before applying for an application, you risk not only wasting time, but also wasting money on application fees In addition to rent costs, a moving budget should also include:     •    Utility expenses     •    Security deposit     •    Cost of professional movers     2.   LOCATION : Where you live matters almost as much as the layout of your apartment. Ideally, you’ll want a place close to the essential shops and services you use often. You don’t want to go far to get groceries, a haircut or grab food at a good restaurant.     3. MOVE IN DATE: Your move-in date will influence almost everything, so it’s essential to consider the following when timing your move: employment, current lease agreement, and rental industry activity. Of course, if you need to move asap, these factors may not play a role.         4.    DETERMINE YOUR NEEDS: Make a checklist before you begin looking for apartments so that you know your priorities. For example, if you need to bring your pet along, you should look only for pet-friendly apartments. Remember, your apartment needs are not the same as your wants. Know your must-haves, such as a pet-friendly building, free heat during the winter, or two bedrooms.      5.    KNOW THE BEST TIME TO LOOK: Ideally 30-60 days is the best time frame to start working with me.
