POV: You fell in love with the unit… but no one explained the HOA math 😱🏙️ In Chicago, condo living is NOT one-size-fits-all. Some condos seem to have drastically different monthly payments than others and the culprit is often the type of condo you’re looking at…. ✨ Walk-ups (typically 2–6 units): Lower monthly HOA, but typically only covers water + common insurance + building maintenance. You’re paying gas, electric, internet and cable — all separately. Fewer amenities. Smaller reserves. More casual homeowner’s association. ✨ High-rises: Higher monthly HOA fees at first glance… but they often include heat, ac, water, gas, internet, cable, door staff and amenities — oftentimes, everything except electric. Bigger, more formal homeowner’s association. ✨ Townhomes (with condo ownership rights): Usually somewhere in the middle. HOA may cover exterior + shared areas, but utilities are often on you. And here’s the twist 👇�Sometimes that “higher” HOA in a high-rise can actually be more cost-effective month-to-month than a walk-up once you factor in all your separate utilities and your total monthly housing costs (building age matters here, too). This is exactly why I walk my first-time buyers through the FULL monthly picture — not just the purchase price. Understanding the pros and cons of each condo style isn’t optional — it’s the difference between loving your home and regretting your monthly payment. Welcome to Chicago real estate.
