l’ve seen buyers fall in love with a house and ignore every red flag in front of them. Don’t be that person. Here’s what I tell my clients to watch for: Foundation cracks that are horizontal or stair-stepping. Vertical hairline cracks? Usually settling. Horizontal cracks? That’s structural movement. We’re talking $15K to $80K+ in repairs depending on severity. This is not a negotiation item. This is a walk away item. Water stains in the basement or crawl space. Water always wins. If it’s getting in now, it’s been getting in. Mold remediation, waterproofing, drainage systems. You’re looking at $10K minimum and that’s if you’re lucky. A roof with multiple layers of shingles. This means someone cheaped out and just layered new shingles over old ones instead of doing a proper tear-off. When that roof finally fails, you’re paying for removal of ALL of it plus the new roof. Double the cost. Electrical panels with Federal Pacific or Zinsco breakers. These are known fire hazards. Insurance companies are starting to refuse coverage on homes with these panels. Full panel replacement runs $2K to $4K. Polybutylene or galvanized steel plumbing. Poly pipes are lawsuit-famous for failing. Galvanized corrodes from the inside out. Either way, you’re looking at a full repipe. $8K to $15K depending on the size of the house. Additions or finished spaces with no permits. No permits means no inspections. No inspections means you have no idea if it was done to code. And when you go to sell, that unpermitted square footage becomes YOUR PROBLEM Here’s the thing. The seller was shocked as you can imagine but gave me permission to expose the rim joist by removing additional insulation that was soaking wet. The damage extended the full length of the exterior wall of the home😵‍💫 End result: buyer was so grateful this was found, the seller was willing to make the full repair, the deal held together because BOTH BUYER AND SELLER WERE REASONABLE when negotiating. When replacement time comes, you’ll pay to remove every layer before installing new roofing sometimes double the cost. 🚩 Foundation cracks Horizontal or stair-step cracks often indicate structural movement. If the basement doesn’t have a water problems yet, soon it WILL! Make sure all gutters drain away from the foundation of the home. Keep gutters free of debris and clogging. 2️⃣Floors slope just enough to notice, especially near additions. Additions aren’t always completed properly or “up to code”. Check the structural integrity. 3️⃣The attic is inaccessible or clearly avoided. Always check the attic for proper insulation and air floor. Without it You can be at risk of MOLD growing!! 4️⃣You see upgrades everywhere except for Mechanical repairs Cosmetic updates are great BUT the Heating system that is 50+ years old And the roof showing age are future RISK’S for the next home owner.
