If I built again tomorrow, these three upgrades would go in before almost anything else. 1. Built-in pocket gates If you have dogs or kids, integrated gates are a game changer. They disappear when you don’t need them, protect your floors and walls, and feel intentional - not temporary. It’s one of those details you appreciate daily. 2. Taller interior doors Standard 6’8” doors visually shorten a space. 8’ doors immediately make ceilings feel taller and the home feel custom instead of builder-grade. This is a proportion decision, not a trend. 3. Extra outlets + under-cabinet plug molding You will never regret more outlets. Ever. Plan for where you’ll actually plug things in - appliances, lamps, vacuums, Christmas trees. Hiding outlets under cabinets also keeps your backsplash clean and uninterrupted. None of these are flashy. All of them change how your house lives long term. Follow me if you’re building or planning to! The financing is the easy part… if you qualify to buy a regular home, you can qualify to build a home. here are the basic steps First you need to get pre-approved and see what program your using (FHA=0 down, VA = 0 down, conventional loans = 5% down, investment property loans = 20% down) Then find a builder/ GC… take your budget to a local builder to start getting the details and numbers dialed in for your build Get the contractor approved by your lender Once this is done it’s time to find the land and get an offer in through your agent You will have to work with an architect that will let you pay for the plans through the loan, otherwise you will need to cover the cost of the plans out of pocket up front But once you have a signed purchase contract, signed builder contact from an approved builder, plans ready, it’s time to get your loan and the start building on your new lot! ‼️🇺🇸I worked for 2 major US Builders and I learned…. 1. Unsold inventory is a silent business killer and they’ve started moving towards TBB (To-Be-Built) over specs. For one of them it’s been challenging to get the sales team onboard… To execute this you need to have a tight process for mortgage, permitting and construction to deliver home in 5-6 months. The benefit is to not have unsold and you close once you get CO. The challenge is the sales process from start to finish. 2. DON’T compete in low price areas where DR and Lennar are. You will never win as a small builder because of their forward commitments, lower house cost & lower margin volume builder. Your homes will sit on the market, you’ll burn money on interest and forced to Refi into a DSCR loan. Because even if you match sales price, you’ll lose on the financing side. 3. Strong Land positions in A & B markets are necessary. And be willing to pay High Lot prices to take control of them. A&B areas are the ones that are actually selling now in days because those are the buyer profiles that can actually qualify. 4. Have solid house cost spreads to take on deals quickly, scale with less house cost variance and take on prime A & B lots with confidence. Basically repeat the same plan over and over again, and get the cost of construction down consisten so you know you margin % from start and can take lower margin deals in the prime areas that sell faster. 5. We don’t buy land until a home is sold 🤨(biggest advice here, think deeply about this one). Many of us focus on buying more and more land thinking that it’s the hardest part of the business.
