With today’s rate, plus taxes, insurance, and maintenance reserves, our all-in payment to the bank is about $1,250/month. And that’s before the $250/month cash flow we aim for per door. To hit that $250 cash flow, we’d need to rent this house for $1,500/month. That doesn’t work on a 2 bed / 1 bath in our market. So yes — ARV matters. But if the payment is higher than realistic rent, the deal doesn’t work.
