Layers: The Language of Real Designers Every color has a purpose. Every layer tells a story. Designers don’t just see lines — we see structure, airflow, load paths, and the impact on every discipline involved. Architectural, structural, mechanical… we’re all connected. Good drafting isn’t just drawing. It’s coordination.

Why do so many architectural projects stumble before they even break ground? Because Pre-Design and Schematic Design are often rushed or overlooked. These phases aren't just drawings—they're the blueprint for success. At edESTESdesign, we guide you through thoughtful site analysis, zoning checks, and early concept creation to ensure your vision translates perfectly into reality. I just walked past Marie in the office and saw something interesting. She had a CAD drawing of a kitchen printed out… and she was colouring over it by hand. Now a lot of people might look at that and say: “Why are you doing that? Isn’t there software for that?” Of course there is. We have 3D software. Rendering software. Virtual walk-throughs. But here’s the problem. For many clients, a technical drawing is just lines on paper. It’s hard to understand. So what Marie is doing is combining two worlds. The precision of CAD with the warmth of hand illustration. She colours cabinetry. Adds shadows. Draws plants and furniture. Sometimes she even draws the client standing in the room. And suddenly the drawing stops being a technical document… and becomes a story about how the home will feel. That’s why not all presentations are the same. Because great architects don’t just present information. They present imagination. ⸻ 🎯 Dom’s Tip (Architect / Developer Insight) When presenting designs to clients or buyers, focus on communication, not just accuracy. Many people struggle to read architectural plans. Adding colour, textures, furniture, and human elements helps people immediately understand scale, layout, and atmosphere. The clearer the presentation, the faster clients gain confidence in the design. ⸻ ⚠️ Disclaimer This content is general commentary about architectural presentation methods based on professional experience. Most clients only ever see the polished drawings. The finished floor plans. The 3D renders. The final approvals. But they don’t see this. Layer after layer of thinking. Yellow trace is where ideas are tested safely. Where mistakes are allowed. Where creativity breathes. Before we lock something into a computer, we move it by hand. We question it. We challenge it. We redraw it. This is the invisible part of architecture. And this is why good design takes time. When you hire an architect, you’re not paying for a drawing. You’re paying for the thinking between the lines. ⸻ 🎯 DOM’S Tip (For Clients & Homeowners) If your architect goes quiet for a few days, don’t assume nothing is happening. The real work might be happening on trace. Ask to see the sketch layers. You’ll understand your project differently. ⸻ ⚖️ Disclaimer This content is general information about architectural design processes. Every project, site, budget, and regulatory environment differs. View analysis and massing diagrams help communicate the site’s assets and inform a design that is both site-specific and tailored to the owner’s lifestyle. In this case, the best lake and mountain views are found on the steepest part of the site—so a long bar massing strategy was used to give multiple spaces equal access to the views

This is where most projects go wrong… Not because the design isn’t right — but because what happens after the plans isn’t always clearly connected. Once the drawings are done, there’s still a lot to pull together: ✔️ Turning plans into a clear scope of works ✔️ Getting accurate, comparable quotes ✔️ Briefing trades properly so everyone is aligned ✔️ Building a realistic schedule that actually flows ✔️ Keeping everything coordinated through project management This is where we slow things down to make sure the budget is accurate, taking the time and care it needs, while staying closely in contact with the designer to ensure the integrity of the design direction is maintained and aligned throughout. With the right project management, communication and systems in place, the details don’t get lost and the project keeps moving in the right direction. Less chaos. More clarity. #projectmanagement

Design is only one part of the role. A lot of the work happens behind the scenes. Working with builders, coordinating consultants, and keeping communication clear between everyone involved. It’s how a project stays aligned from the first idea through to the build.
